What is the best style of house to purchase for renovation/resale?

Does anyone know if there has been a poll or study done to compare the types of homes (ranch, condo, multi-story cluster home etc.) that yield the best return, on average? I know this varies depending on the area, but any stats in general,or Atlanta area in particular, would be appreciated.

The answers above me reflect the popularity of craftsman style homes, but if you are just looking for the best return on your investment, I would suggest brick ranch homes, especially in the Atlanta area. There are many reasons:

This type of home is usually located in an established area of town.

They are usually older homes, built between 1945 and 1970. Because of the standards at the time they were built, they are often located on larger lots than in more recent construction. (Of course, they also often contain lead paint and asbestos, so make sure you follow EPA requirements when renovating).

The majority of the load bearing walls are on the exterior, so it is very easy to remove walls and re-arrange the layout.

Also, due to the size of the lot and layout of the house, it is relatively simple to add a room or new wing without having to do too much demo.

They are nearly always on basements or crawlspaces, making re-plumbing and re-wiring easier.

The size and price point of ranch homes make them ideal for first-time buyers, which is the single largest group of buyers in the current and expected future market.

They are among the least expensive types of homes to re-roof.

I could go on and on, but you get the gist. Ranch homes in areas of Atlanta like Smyrna and Decatur have been renovated, breathing new life into older neighborhoods. I have done several flips myself, and I average close to 100% returns in ranch houses, and only 50-60% in other styles.
