I live in Osage county Oklahoma I have a bill of sale to my house but don’t own the land it owned by Mormons

I live in Osage county Oklahoma I have a bill of sale to my house but don’t own the land it owned by Mormons I have a fence around my yard and did have a garage setting across from my drive way until a tornado destroyed it the Mormons own the land around me I do up keep on about 1 acre or so and am being harassed continently by them I don’t know if im a squatter or homesteader and would like to know a little about my rights im waiting to rebuild my garage and the ranch Forman said I couldn’t with out permission which I cant get they drive down my driveway to get to there field around my house and drive like maniacs im talking in excess of 30mph to near 50 mph and are within 15 ft or less of my cars in my drive way I have asked there cowboy to slow down (4 or more times) and was informed that it was not my property and he didn’t care if he run over my dogs cat or any thing else what can I do thanks Cecil Thornburg email virgilwhirly@totelcsi.net

Without more information, it’s almost impossible to give you a decent answer.

The first thing you need to do is get out your bill of sale for the house, and any other paperwork you have regarding the property.

There are a bunch of possible situations here, and each of them brings us to a different answer.

First, do you have any documented long-term claim to the property? For example, is it a leasehold or life estate? If so, then you have most of the rights that a property owner would have.

Have you been living in the house for a period of many years? It’s possible that you may have a claim to the property under either adverse possession or squatters rights.

Do you have a shorter term lease on the property? As a renter, you have rights as well.

Additional questions. You state that the “Mormons” own the land. Does that mean that the land is owned by the church, or just that the owners are Mormon? You need to know exactly who owns the land.

OK, here’s the bad news. Once you’ve found the answers to the questions above, you need to talk to a lawyer that understands real estate law. Having those documents and answers will make that consultation easier and more productive (and hopefully cheaper).

Make sure that the lawyer specializes in real estate law in Oklahoma. A regular trial or tort lawyer may be able to refer you, but probably doesn’t have the expertise needed to help you solve this.
